Rowhedge Water Tower
Conversion of Existing Water Tower to One three Bedroom new Dwelling
Externally the tower is to remain as existing with a few proposed changes and internally the proposals address a complete re configuration and change of use.
At ground floor there will be a dining room and kitchen area with cloakroom and new stair access to the upper floors. A new doorway is formed from an existing window opening to access the garden area. First floor remains at the present level with additional structure, insulation and making good where necessary. The proposed timber staircase, from ground to first floor, continues as a protected route to a timber spiral stairway to access the second and third floor above. The first floor is a proposed living area, the second floor; two bedrooms and family bathroom and the third floor; a master bedroom with dressing area and ensuite shower room. The tower would require an additional floor to accommodate the two bedrooms and family bathroom.
There are alterations to the Iron water tank towards of the top of tower to provide glazing to the top floor master bedroom. The iron tank reads as a banding at the top of the tower and this continues around all sides. The proposed glazed treatment to the iron tank would respect the existing proportions and symmetry the tower. An existing ground floor window opening is to be extended to create a doorway providing access to the tower's garden. Additional windows would be required to provide an aspect for the new bedrooms at second floor level; these would be the only new apertures made in the existing brickwork and would be symmetrical on the North face of the Tower.
Some existing clear glazing would be either treated or replaced as obscured glazing to omit overlooking to the surrounding residential buildings.
New Build Units 1 and 2
The proposed new build units sit south of the tower as a pair of semidetached three bedroom dwellings. They have small rear gardens, balconies and timber decked roof terraces. The rear gardens can be accessed from the side gates and our bounded by timber fencing with trellis effect upper panels.
The external materials include rough texture white render; cedar boarding; brickwork; timber framed windows. The roof finish to the rear bay windows is grey lead which is repeated at the roof terrace to form a parapet. The dividing garden wall on the building side is rough textured white render and continues along the remaining length of the garden as a timber privacy screen.
The quality of the materials and the detailing of their junctions is high. The decorative detailing on the existing tower is not reflected in the new builds' design. The approach is to compliment the tower's materials, proportions, brickwork detailing, and fenestration using a calm palette of traditional construction materials and clean lines of the design.
The access and landscaping do bring a cohesion to the overall scheme. The access forms a swath of driveway and pockets of grass and shrubs.
The parking provision allows for 2 spaces to the tower, 1 parking space each for the new units and 1 visitors parking space, totalling 5 car parking spaces. The tower and the new build units each have a lockable garden area for cycle storage.
